Living room - a comfy futon sofa bed that can fit two more people in comfortably. Please note that there will be an extra charge of £40 to use the sofa bed when the booking is only for one to two. The dining table for two in the living room, which can double as a workspace using the 100mbps fibre broadband. The 40inch smart TV attached on a sleek and classy walnut wood tripod. A wide selection of Brighton themed books can be found on the shelves. There are also a few board games to choose from. Weather not looking good today? It’ll be the perfect excuse to be a couch potato with a lot of entertainment indoors! Kitchen - Newly installed units, Oven/Hob/Grill for cooking your own meals, along with a fridge freezer. All it takes is a touch of the button to have freshly brewed espresso coffee from the Pixie Nespresso Coffee Machine. There is a separate milk frother in case you are more of a latte person. Tea person? Tea is also available. Courtyard - Your own private courtyard is situated to the rear of the property complete with a table and chairs, great for al fresco dining or a morning coffee. There is an amazing and colorful 4-meter wall mural illustrated by the Italian artist Riccardo Matlakas. Bedroom - There is a double bed. Sleep in comfort on fresh White Company sheets on a super comfy pocket sprung mattress. A wardrobe with plenty of hangers, iron and iron board is also provided. Bathroom - Also newly fitted, contains WC, basin, and walk in shower. Shower gel, shampoo and conditioner are provided. They are made from ingredients of the highest quality, naturally derived, cruelty-free ingredients with 100% natural fragrance - and they work beautifully. Towels and toilet rolls are provided.
Other Details to Note
Please note there are several steps down to access the flat, so we kindly ask guests to take extra care when using the stairs and mind their head in the lower ceiling area downstairs. The property may be less suitable for guests with limited mobility. Relaxation Mode 🧘♀️ Our home is designed for rest and relaxation. We ask that you please avoid parties or loud gatherings to respect our neighbours' peace and quiet. Quiet hours are much appreciated in the evenings! Fresh Air Only 🌿 We pride ourselves on keeping the flat sparkling clean and fresh for every guest. For this reason, please strictly keep all smoking and vaping outside. Guests 👯♀️ We’ve prepared the flat specifically for the number of guests on your booking. If your plans change and you have extra friends joining, just pop me a message beforehand so we can arrange it! Furry Friends 🐾 Unless we’ve chatted about it beforehand, we sadly can't accommodate pets this time. Keys 🔑 Please pop the keys back in the lockbox when you head out. (A little heads-up: Since we’d need to call a locksmith or replace the set, a £50 fee applies for lost keys or lockouts). A gentle note: We really prefer not to mention fees, but please be aware that additional charges or deposit deductions may apply for smoking inside, unapproved guests, or noise complaints.
